Membership

Know when the right Saskatchewan parcel appears.

Finding the listings is the easy part, and it stays free. The work is telling a good parcel from a cheap one, and being there when it moves. Membership puts the whole board on one screen ranked against assessments and nearby asking prices, watches parcels that are still years from a sale, and tells you the day a price, a deadline or a status changes on anything you follow.

For people weighing several parcels at once, watching one town closely, or waiting for the right lot to appear.

Annual

$349per year

The full membership, billed yearly.

That is $239 less than paying monthly.

Best for buyers, builders and anyone who wants the board watched year round.

  • Compare prices. Every priced listing in one sortable table, each one showing its price as a share of its assessment and of what comparable land nearby is asking. Filter to the parcels under 15% of assessed, or under 40% of the local market, instead of opening listings one at a time
  • The enforcement watchlist. Parcels with a registered tax lien, years before any of them is advertised: what is owed, the stage the file has reached, and the earliest the municipality could advance it. Flag one and hear from us if it ever comes up for sale
  • Told when something moves. A new listing matching your saved search, a deadline closing on your shortlist, a price or status change, a parcel that left the board
  • Parcel reports included. The two-page read on any listing, unlimited.
  • Who to contact. The office, the administrator, phone and email, on every listing.
  • Value context. How the price sits against the parcel's assessment, what comparable land nearby is asking, what finished homes nearby are listed at, and the annual tax to carry it

One report

Not sure yet? Buy the report on the one parcel you are looking at, and put it toward membership later.

  • Two pages on that parcel, yours to keep
  • Price against assessment and the local market
  • Access, servicing, soil, the exit market and who to call

What it looks like

Three things a member has that the free board does not: every price on one screen, the parcels still working their way toward a sale, and an email when something they follow moves.

Compare prices

The Compare prices screen: a table of listings with price, acres, price per acre, nearby asking prices and each price as a share of assessed value, with one row opened to show the parcel on satellite, its soil, servicing, access, resale market and the town office contact
The member screen as it looked on August 31, 2026, filtered to one town. Each row shows the price as a share of what comparable land nearby is asking and of the parcel's assessment; opening a row shows everything we hold on that parcel. Select the image to enlarge it.

The enforcement watchlist

The Watchlist screen: parcels from published tax-enforcement lists with the number of lists each has appeared on, the amount owed, when it was last listed and a map of the province with every parcel clustered on it
Parcels on a tax-enforcement list, followed from the first published notice: how many lists each has appeared on, what was owed, and whether it has since been advertised for sale or its redemption period is closing. The screen as it looked on August 31, 2026. It covers the municipalities whose enforcement lists we can read, about 80 of them and mostly in central Saskatchewan, not the whole province. Being on a list is not a forecast that a parcel will sell. Select the image to enlarge it.

The email when something moves

An example, put together from changes that really happened on the board in August and September 2026. Yours carries only the parcels and searches you follow, and nothing is sent when nothing moved.

What stays free, always

The public record is public. We never charge for a fact a municipality already published, and that includes the price.

Free, no account

  • Every listing, the full map and the parcel boundaries
  • The asking price or minimum bid on each listing
  • Municipality, legal description, civic address, parcel size
  • Closing date, deposit terms and the official notice
  • New-listing email alerts for your region

Free with an account

  • Save listings to a shortlist that follows you across devices
  • Private notes and a due-diligence checklist on any parcel
  • A bell for deadlines coming up on what you saved
  • A feed of what changed on the parcels you follow

Membership is what turns that shortlist into a decision: the whole board ranked against assessments and nearby asking prices, liened parcels watched years before they are advertised, and a report on any listing you like.

What the data actually covers

Measured on the live board, not estimated. We would rather show you the real numbers than claim completeness.

1,149live listings across Saskatchewan
100%carry an estimated annual property tax to hold the lot
Everylisting shows a municipal contact to act on
95%are matched to a surveyed ISC parcel, not an approximation
93%carry a comparable band from land currently asking nearby
91%carry what finished homes nearby are listed at

Two limits worth stating plainly. Our comparables are what similar land is asking, not what it sold for. Realised sale prices are not public in Saskatchewan, and the ones we have are few. And roughly half of listings are municipal lots whose town publishes no price; we show that honestly rather than inventing one.

Questions

Is the map really free?

Yes, and it stays free. Every listing, every pin, every parcel boundary and every published price is free with no account. Membership is about seeing all of it at once and being told when it changes, not about unlocking the record.

What happens if I cancel?

Cancel from the billing portal whenever you like. Access runs to the end of the period you have already paid for, and nothing you saved is deleted.

Do you refund?

Reports list exactly what they contain before you buy and are delivered immediately, so those purchases are final. A report stays available to the email that bought it, so you never need to buy the same one twice, and we will resend the link. Memberships run to the end of the paid period rather than being refunded part-way.

How often is it updated?

The sources are re-read daily, with a deeper sweep weekly. A listing is only added when a municipality has actually advertised it, and it is only marked sold when that is confirmed, never guessed from a listing disappearing.

Do you tell me what a parcel is worth?

No, and we are careful not to imply it. We show how the asking price sits against the parcel's assessment, what comparable land nearby is asking, what finished homes nearby are listed at, and what the annual taxes would be. Those are comparisons, not a valuation, and the home and land figures are asking prices rather than sold ones. What you do with that is your call, and you should confirm anything that matters with the municipality and ISC before you bid.
