How to buy
Tax-title property for sale by the Town of Ituna; minimum bid $1,000. Council Policy CP-1 (adopted 2 December 2025) binds every purchaser: the Town registers a CAVEAT on the title and keeps legal title until development is complete, discharging it on the occupancy certificate. A 10% deposit at the time of offer applies to the purchase price and the balance is due before transfer. All development and building permits must be obtained within 12 months of possession and construction substantially completed within 24 months. On default the Town may require the lot to be reconveyed at the original sale price less costs, and the deposit is forfeited. The stated purpose is to discourage land banking.
Legal basis
Tax title (sold under tax enforcement)
